What assurances do you provide regarding the work performed?
At SERENDIA, we are committed to delivering high-quality homes that stand the test of time. To provide peace of mind and assure you of our dedication to quality, we offer the SERENDIA Lifetime Structural Guarantee for all eligible new homes.
The Lifetime Structural Guarantee covers structural failures in the following key areas:
- Foundation Systems - Includes concrete and strip footings designed per the National Construction Code (NCC) and Australian Standards (AS 2870). Structural failure is defined as 'Damage Category 3' or higher, according to AS 2870.
- Structural Load-Bearing Elements - Covers walls, beams, and columns made from concrete, steel, or timber, as defined by the NCC and Australian Standards, including AS 1684 (Timber Framing Code).
- Load-Bearing Masonry and Brickwork - Complies with AS 4773 (Masonry in Small Buildings) and other relevant standards.
- Roof Framing - Includes engineered trusses and conventional framing in compliance with AS 1684.
Eligibility and Transferability
Applies to new residential homes built by SERENDIA under a standard building contract signed after 1st March 2025.
- Individual Owners: Valid for the lifetime of the original owner named in the building contract.
- Company-Owned Properties: Valid for 15 years from the date of the issue of the Certificate of Occupancy & Use/Occupancy Certificate for properties owned by a company, trust, or other legal entity.
The guarantee is not transferable and applies only to the original owner or entity listed in the contract. Upon the sale or transfer of the property, the guarantee becomes void.
Homeowner Responsibilities
To maintain the validity of the Lifetime Structural Guarantee, homeowners must:
Adhere to Maintenance Guidelines: Follow SERENDIA’s Homeowner Maintenance Guide.
Maintain Proper Site Conditions: Ensure proper site drainage, avoid planting trees or large shrubs near the foundation, and prevent soil erosion around the home.
Termite Prevention: Maintain active termite prevention measures as per SERENDIA’s recommendations.
Exclusions
The guarantee does not cover:
- Natural disasters (e.g., storms, floods, fires, earthquakes).
- Damage from excessive ground movement, landslides, or subsidence.
- Owner-induced damage from misuse, neglect, or unauthorized alterations.
- Post-construction modifications.
- Wear and tear such as natural aging and minor cracking.
- Pest infestation due to lack of maintenance.
- Commercial or non-residential use.
- Improper site conditions and compliance failures per CSIRO Guide.
How to Make a Claim
To lodge a claim under this guarantee:
Submit a Written Request: Provide a detailed description of the structural concern via post or email to SERENDIA’s customer service team.
Allow Property Access: Grant SERENDIA representatives access to inspect and assess the reported issue.
Receive Assessment Outcome: SERENDIA will provide a written report determining whether the issue is covered.
Rectification Process: If valid, SERENDIA will undertake necessary repairs within a reasonable timeframe at no cost to the homeowner.
Additional Terms
This guarantee is in addition to any statutory warranties under Australian Consumer Law and relevant state or territory building laws.
SERENDIA reserves the right to update or amend the terms of this guarantee, though changes will not affect existing contracts unless mutually agreed upon.
All rectification work will use materials and workmanship of equivalent or superior quality to the original construction.
